CENTRAL
PROPERTY MANAGEMENT has established the following
policies so as to ensure that all prospective applicants for a property will be
treated equally.
Please read
the following policies. If you feel you meet the guidelines for
qualifying,
we encourage you to submit an application. An
incomplete application will not be considered.

APPLICANTS
Each single applicant 18
years of age or older must complete and sign an application. Each married
couple may complete and sign one joint application. ALL DEPENDENTS MUST
BE LISTED ON THE APPLICATION. ONLY THE APPLICANT(S) and those
individuals (dependents) listed on the application may make the property their
legal residence.
If a Guarantor
(co-signer) is necessary, the Guarantor must complete and sign a Guarantor's
Application and submit their individual processing fee of
$50.00. The acceptance of
a Guarantor is not standard policy and is subject to individual approval or
denial by Central Property Management, as agent for the Property Owner.
For an application to be
processed and considered, the non-refundable processing fee must
accompany each application.
Applications will not
be considered if the applicant submits an application containing therein
missing and/or false information.
Please note, some
properties do not allow pets on the premises, some properties do not allow
smoking inside of the property, and all tenancies are subject to any/all
applicable homeowners/condominium association rules and regulations.

PROCESSING FEES
A processing fee of
$50.00 applies to each individual applicant (i.e. $50.00 per roommate); or,
per married couple; or, per Guarantor of Applicant.

CREDIT CRITERIA
Central
Property Management
will verify all references and facts, including but not limited to obtaining
a/an Unlawful Detainer and Credit Report, Skip-Eviction Report, Criminal, and/or
Conviction & Probation Reports, for each applicant and co-signer 18 years of
age or older. Reports supplied by applicants will not be accepted.
Discharged bankruptcies are
acceptable, but may require extra deposit, subject to discretion and/or approval
of the Property Manager (as agent for Property Owner) and/or Property Owner.

INCOME CRITERIA
Applicant’s gross monthly
income must be three times the amount of the monthly rent.
Current income will be
verified.
Self-employed applicants
must provide copies of the past two (2) years of their tax returns.
Unverifiable income will
NOT
be considered.

CONDITION OF MOVE-IN
After qualifying, the signing
of the Lease Agreement, for a
property, is by appointment only, to be scheduled with the Property Manager.
All utility and garbage
accounts, where applicable, must be transferred into the residents’ name as of
the date of possession.
The Security Deposit, and
any other funds due, will be paid (in form of a personal check, cashier’s
check, or money order), prior to the issuance of keys. A valid Drivers License
MUST accompany all personal checks. NO THIRD PARTY CHECKS ARE ACCEPTED.
ROOMMATES ARE REQUIRED TO SUBMIT ONE check for rental payments. All checks returned NSF will be assessed a
$50.00 charge, PER check, for the 1st NSF; $50.00 charge for the 2nd NSF; and,
thereafter no checks will be accepted and all rental payments MUST be in the
form of a cashier's check or money order. If NSF fees are not paid, a BAD
check ISSUANCE will
be filed with the State of Florida and/or the state of issuance.
