Application
Procedures
If, after reading
and reviewing the following Application Procedures, you feel you qualify
for
the processing of an application for a property, please follow these instructions:

Remember, your application
will not be processed
without the correct funds and/or all required documentation.

Submit
your application for a specific property.

Include
the processing fee.
-
Include holding
deposit, equivalent to one month’s rent. THIS AMOUNT MUST BE
SUBMITTED AS A
PAYMENT SEPARATE FROM THE APPLICATION FEE.

Submitting
the Holding Deposit does not signify that you have been approved for the property.
The
property will continue to be shown until the approval process has been
completed.

If the applicant(s) is/are
applying for a property which is governed by a homeowners/condominium association,
the applicant(s) may be required to submit a separate application and/or fee to
the concerned association for processing, as per the rules & regulations
of the governing association. If you are unsure, ASK.

Reliable and legal
documentation and telephone numbers are required to verify all income.

Verification
of all references and facts, including but not limited to obtaining
Unlawful Detainer and Credit Reports, Skip-Eviction Reports, Criminal,
and/or Conviction & Probation Reports are standard.

If self-employed,
applicant(s)
will need to submit a copy of income tax returns for the past 2 (two) years.

A copy of a photo ID,
Driver’s License, Military ID, etc. must be submitted.

Proof of Renter’s
insurance is required. If the property has a pool or if a pet is permitted,
additional liability will be required. Copies must be forwarded to
our office within 30 days of occupancy.

If approved,
the Lease
Agreement must be signed within Three (3) Business Days. In the event
the applicant(s) fail(s) to enter into the Lease Agreement, the applicant(s) shall
forfeit the holding deposit.
